Tearing off and replacing a roof isn't always the smartest move financially. When the framing, decking, and core waterproofing layer are still structurally sound despite worn surface materials, restoring what's there can add another 10 to 15 years of service life for roughly 35 to 60 percent less than what a full replacement of the same area would cost. Overwatch Roofing weighs both replacement and restoration for every aging roof we look at, and we recommend restoration whenever it genuinely comes out ahead financially for that specific property.
Figuring out whether a roof is even a good restoration candidate is the first and most important step in any project we take on in Aberdeen, MS. Restoration only holds up long-term when what's underneath can actually support new coating material. That means confirming the deck is structurally solid through probing and whatever attic access we have, checking that the existing roofing still has enough adhesion and membrane continuity to serve as a stable base, verifying the drainage works well enough that ponding won't undo what the coating is meant to fix, and confirming that existing problem areas can be handled with targeted repair rather than pointing to a system-wide breakdown. If a roof doesn't check those boxes, we tell you plainly and explain why replacement would serve you better.
Once a roof qualifies, we follow a specific order of operations, and skipping steps is exactly what causes restorations to underperform. We start with a full surface cleaning to strip away algae and moss growth, loose granules, built-up debris, and anything else that would keep the coating from bonding properly. Every failure we find, whether it's a separated seam, a punctured membrane, a flashing gap, or a worn-out penetration seal, gets repaired before any coating goes on. Coating over unrepaired problems just hides them under a uniform-looking surface that offers zero actual protection at those spots, and those areas will fail again in short order.
For the coating itself, we choose from elastomeric acrylic, silicone, or polyurethane systems based on what your specific roof substrate and conditions call for. Each one goes on at the thickness the manufacturer specifies, using equipment matched to the surface texture and job size. Reflective white coatings can lower rooftop surface temperatures by 20 to 30 degrees Fahrenheit compared to dark roofing, which translates into real savings on cooling costs across the extended life the restoration provides.
